When choosing to buy a house, we expect it to be designed as closely as possible to our preferences — modern and beautiful design, spacious layout, full of practical functions, and durable for long-term use. A good house design must come with the use of high-quality materials. Today, there are many types of building materials to choose from.
Choosing the best possible option to meet your diverse needs may be difficult. Here are a few factors to consider when selecting building materials:
1. Materials suitable for the climate
This is one of the most important factors. Climate conditions directly affect the performance of the materials. You should consider elements like sunlight, heat, cold, wind direction, and rain. Neglecting the climate could lead to issues like warping, cracks, corrosion, rust, or excessive heat inside the home. Since Thailand is generally hot, 999 Developments recognizes this issue and chooses SCG insulation, which can reflect up to 95% of heat radiation. We also install SCG gypsum boards around the eaves to act as insulation and include venting under the eaves to help release hot air from the house more efficiently.
2. Durability
999 Developments uses two criteria when selecting materials for durability: resistance to natural elements and resistance to man-made damage. For natural elements, we consider how weather conditions might cause rust, mold, warping, or erosion, or threats like termites. That’s why we pour strong concrete foundations and install a termite control system underneath each building.
Another common issue is structural settlement due to poor foundation work. Our project uses a spread footing foundation which is suitable for northern soil conditions.
To withstand man-made damage such as cracking, all of our projects use high-density red bricks known for their strength.
We also use SCG’s CPAC Monier roof tiles that maintain beautiful color for decades thanks to their Wet-on-Wet coating process, where color is sprayed while the tiles are still wet, bonding the pigment to the tile and preventing peeling, unlike standard concrete tiles. Guaranteed leak-free.
3. Maintenance
Maintenance is another fundamental consideration when selecting construction materials. Good materials should be easy to maintain and inexpensive to repair — after restoration, they should look good as new and continue to function long-term.
We use laminated wood flooring, which is easy to install and remove. It mimics natural wood but is more scratch-resistant. We also use granite tiles that are highly scratch-resistant and easy to clean.
4. Design and Aesthetic Appeal
